What to Know Before Adding a Bathroom to Your Primary Bedroom
For many homeowners, the bedroom itself is not the problem. There may already be plenty of room for a king-size bed, furniture, and storage, but sharing a hallway bathroom or walking across the house every morning eventually becomes difficult to ignore.
Adding a bathroom to an existing primary bedroom can solve that problem without necessarily requiring an entirely new bedroom addition. It can create privacy, improve morning routines, add useful storage, and turn an ordinary bedroom into a true primary suite.
In established New Jersey communities like Chatham, Summit, Madison, Short Hills, Mendham, Morris Plains, and New Providence, however, adding a bathroom is rarely as simple as carving out enough floor space for a shower and vanity. The location of existing plumbing, structural conditions, ventilation, electrical requirements, permits, and the surrounding floor plan all influence what makes sense.
At Manta Design-Build, bathroom remodeling is approached as part of the larger home rather than as an isolated room. Homeowners who are still exploring possibilities can also look through Manta’s bathroom remodeling services and completed bathroom projects to see how different layouts, showers, vanities, and finishes come together.
Before deciding where the shower goes or which tile you like, the first question should be whether the proposed bathroom works with the house itself.
Here is what homeowners should consider before adding a bathroom to an existing primary bedroom.
Start by Deciding Where the Bathroom Space Will Come From
An Ensuite Bathroom Does Not Always Require Adding Square Footage
One of the first questions is whether you actually need to expand the footprint of the house.
Sometimes there is already enough underused square footage nearby. A large primary bedroom might have space that can be reallocated. An oversized closet, adjacent bedroom, hallway, sitting room, or poorly configured bathroom may provide enough room to create a more functional suite.
In other homes, taking space from the bedroom would leave both rooms compromised. That is when a small addition may become the better solution.
Before choosing either direction, look at the entire floor rather than just the bedroom. A successful plan might involve shifting a closet, moving a doorway, changing hallway circulation, or combining several smaller spaces. Manta’s existing article on bathroom layout mistakes to avoid is a useful companion resource because many of the same spacing and circulation issues become even more important when creating an entirely new bathroom.
For example, sacrificing part of an oversized bedroom to gain a comfortable bathroom and better closet can make the entire suite more useful even though the total square footage has not changed.
If expansion is ultimately necessary, Manta’s home additions and new spaces services allow the bathroom to be considered alongside structural integration, architectural design, permitting, and the impact of adding new square footage to the house. Manta also has specific experience designing home additions in Chatham, where fitting new construction naturally into established homes is particularly important.
The goal is not simply finding enough square footage. It is finding the right square footage.
Consider Where the Existing Plumbing Is Located
Plumbing Location Can Have a Major Effect on Project Complexity
A bathroom needs hot and cold water supply lines, drains, vents, and waste piping. Where those systems currently exist can significantly affect how easily a new bathroom can be added.
If the proposed bathroom shares a wall with an existing bathroom or sits directly above plumbing on the floor below, connections may be relatively straightforward. Move the bathroom to the opposite end of the house and the situation can change quickly.
New drain lines need adequate routing and slope. Waste piping may have to travel through floor framing. Venting needs to be incorporated properly. Existing joists, beams, ductwork, and finished rooms below can all influence where pipes can realistically go.
That does not mean the new bathroom must always sit beside existing plumbing. It means the plumbing implications should be understood before the floor plan is finalized.
New Jersey regulates plumbing, electrical, building, and other construction work through its Uniform Construction Code. Homeowners can review the state’s current construction codes and subcodes when researching what may apply to a larger bathroom project. New Jersey also explains that permits are required for work on existing buildings involving structural, plumbing, mechanical, and electrical work.
This is one reason working with an integrated remodeling team can be especially valuable. The designer may see the ideal bathroom location aesthetically, while the construction side of the team can determine what needs to happen inside the walls and floors to make that location work.
Manta’s broader design-build remodeling services bring those conversations into the same process, rather than asking homeowners to coordinate design decisions independently from construction realities.
Sometimes moving the bathroom a few feet during design can simplify construction considerably without affecting the homeowner’s experience at all.
Protect the Bedroom From an Awkward New Layout
Adding a Bathroom Should Improve the Suite as a Whole
It is possible to gain a beautiful new bathroom while accidentally making the bedroom worse.
A poorly located bathroom door can eliminate the best wall for a bed. A new hallway can create wasted space. An oversized bathroom may leave the bedroom feeling strangely proportioned. A walk-in closet placed in the wrong location can force homeowners to walk through one function to reach another.
Before committing to the bathroom footprint, furniture should be drawn into the bedroom plan.
Where will the bed go? Are there adequate walls for nightstands? Can doors open without conflicting? Is there a comfortable pathway from the bedroom to the bathroom and closet? Does someone getting ready early in the morning have to cross directly in front of the sleeping area repeatedly?
Those questions seem small on a floor plan, but they become noticeable every day once the renovation is finished.
A primary suite should ideally function as a sequence of connected spaces rather than three independent boxes labeled bedroom, closet, and bathroom.
Homeowners looking for inspiration can browse Manta’s project gallery, which includes master bathrooms, owner bathrooms, spa-style renovations, whole-home transformations, and other examples of spaces designed as part of a larger home.
The relationship among those areas can matter just as much as their individual sizes.
Decide What You Actually Need From the Bathroom
Design Around Your Routine Before Designing Around Features
Primary bathrooms can grow quickly when homeowners start collecting ideas.
A freestanding tub, oversized shower, double vanity, private toilet room, makeup station, linen cabinetry, heated floor, towel warmer, and separate storage all sound appealing individually. Putting every feature into one bathroom may require substantially more room than the homeowner initially expected.
The better approach is to prioritize.
Ask yourself how the bathroom will be used on an ordinary Tuesday morning, not just how you want it to photograph when the project is finished.
Consider:
- Do two people need sink space at the same time?
- Is a bathtub something you genuinely use?
- Would you rather have a larger shower or more floor space?
- Is a separate toilet room important for privacy?
- Where will towels, toiletries, medications, and cleaning supplies live?
- Would a dedicated makeup or grooming area improve the morning routine?
- Do you need the bathroom and closet to function simultaneously for two people?
Manta’s bathroom remodeling service covers custom vanities, luxury tubs and showers, tile, lighting, storage, smart technology, accessibility features, and other elements that can become part of a primary bathroom plan.
You can also look at Manta’s farmhouse primary bathroom renovation in Chatham for an example of how a bathroom can combine personal style with the everyday comfort expected from an owner’s retreat.
The strongest primary bathrooms are rarely the ones with the longest feature list. They are the ones where the features were chosen deliberately.
Plan the Shower Around Comfort, Not Just Appearance
Small Dimensional Decisions Can Dramatically Change Daily Use
The shower often becomes the focal point of a new primary bathroom, so it deserves more planning than simply choosing tile and glass.
Start with size.
An oversized shower can feel luxurious, but larger is not automatically more comfortable. Excessive open space can make a shower feel colder and use valuable square footage that might be better spent on storage, vanity space, or circulation.
Then consider where the controls are located.
Ideally, homeowners should be able to turn the water on without standing directly beneath a cold showerhead. Bench placement, handheld shower location, niches, body sprays, and glass-door movement should all be considered at the same time.
Manta’s gallery includes projects such as its steam shower renovation in Chatham, which can be useful when considering whether enhanced shower features are actually important to the experience you want to create.
Curbless showers are another popular option because they create a clean visual transition while also eliminating a physical threshold. If that is part of the design, floor elevation, waterproofing, and drainage need to be addressed early rather than treated as tile details later.
Water efficiency can also be incorporated without sacrificing the experience. The EPA’s WaterSense showerhead guidance explains that labeled showerheads use no more than 2.0 gallons per minute and are independently certified for both water efficiency and performance.
Homeowners comparing actual fixtures can also use the EPA’s WaterSense showerhead product search rather than relying only on marketing language from manufacturers.
A well-designed shower should feel easy to enter, comfortable to use, simple to clean, and appropriately proportioned to the rest of the room.
Think Carefully Before Adding a Freestanding Tub
A Tub Is Worth the Space When It Fits the Way You Live
Few bathroom features create as much debate as the bathtub.
A freestanding tub can add visual impact and provide a true place to relax. It can also occupy a substantial amount of floor space while requiring additional plumbing, cleaning access, and circulation around it.
If you regularly take baths, including one may be an obvious priority.
If you rarely use a bathtub but feel like a primary bathroom is supposed to have one, it is worth reconsidering.
That square footage could potentially create a larger shower, more storage, a longer vanity, or a more comfortable layout.
Manta’s discussion of moving bathrooms from function to sanctuary provides additional design context for homeowners considering which comfort features genuinely contribute to the experience of the room.
The decision also depends on whether another bathtub exists elsewhere in the house. A family with young children may value maintaining at least one traditional tub even if the primary bathroom itself becomes shower-focused.
Luxury remodeling works best when features earn their space.
A beautiful feature that rarely gets used can be less valuable than an additional cabinet, better circulation, or a shower that genuinely improves your routine every morning.
Choose Bathroom Fixtures for Performance as Well as Appearance
Water Efficiency Can Be Built Into a High-End Bathroom
Fixtures play an obvious visual role in a bathroom, but their performance matters every single day.
When comparing faucets, homeowners can use the EPA’s WaterSense bathroom faucet resource. WaterSense-labeled bathroom sink faucets and accessories are designed to reduce water flow while meeting EPA performance requirements.
Toilets deserve the same consideration. The EPA’s WaterSense residential toilet guidance explains that labeled toilets use 1.28 gallons per flush or less and must meet both performance and efficiency criteria.
The broader WaterSense home technical resources can also be useful when homeowners want to understand how faucets, toilets, showerheads, and other water-using products work together within a home.
Efficiency does not require the bathroom to feel utilitarian.
High-end plumbing manufacturers offer a wide range of efficient fixtures across traditional, transitional, and contemporary styles. The important part is looking beyond finish color and understanding what you are actually installing behind the wall.
Do Not Underestimate Bathroom Storage
A Larger Bathroom Can Still Feel Cluttered Without a Storage Plan
Adding a bathroom creates an opportunity to solve storage frustrations at the same time.
Start by identifying what actually needs to live there.
Daily toiletries belong near where they are used. Towels may need deeper storage. Hair tools require convenient electrical access. Medications may need a secure location. Cleaning products should have a designated place rather than ending up beneath whatever sink cabinet happens to have room.
A vanity with two sinks is not automatically more functional than one sink.
In some layouts, a single sink with additional drawers and counter space can provide much more usable storage. In others, two separate vanity areas make mornings significantly easier for a couple.
Built-in medicine cabinets, linen towers, recessed niches, custom drawers, and integrated outlets can all reduce countertop clutter.
Manta’s Chatham bathroom remodeling page specifically highlights custom storage solutions such as recessed medicine cabinets, linen towers, hidden drawer compartments, floating shelves, and moisture-resistant cabinetry.
Those options are worth discussing before cabinetry is ordered, not after the bathroom has already been framed.
When every frequently used item has a logical place, the room becomes easier to keep organized without relying on countertop containers and freestanding storage.
Give Ventilation the Same Attention as Tile and Lighting
Moisture Control Protects the Remodel You Are Investing In
A primary bathroom creates a significant amount of moisture, particularly when the design includes a large shower, multiple showerheads, or frequent hot showers.
Proper ventilation protects drywall, paint, cabinetry, trim, and other finishes while improving comfort.
A quiet fan matters too.
A powerful ventilation system that homeowners avoid using because it sounds like industrial equipment is not particularly useful.
ENERGY STAR’s ventilation fan guidance notes that certified ventilation fans are designed around efficiency, performance, and sound requirements while helping control moisture and odors. Homeowners who want to get more technical can also review the program’s ventilation fan performance criteria, including airflow efficiency and maximum sound levels.
Fan location, duct routing, room volume, and the number of enclosed bathroom areas all affect the ventilation strategy.
A separate toilet room or large shower enclosure may also influence how air moves throughout the bathroom.
These decisions belong in the mechanical plan before construction begins, not at the end when someone realizes the room still needs an exhaust fan.
Build the Lighting Plan Around Different Times of Day
A Primary Bathroom Needs More Than One Type of Light
Bathrooms are used under very different conditions throughout the day.
Bright light may be valuable during a weekday morning. That same level of illumination can feel harsh during a late-night shower.
This is why one ceiling fixture rarely provides a satisfying result.
A more complete plan can include general ambient lighting, focused vanity lighting, shower lighting, decorative fixtures, toe-kick or niche lighting, and dimmers that allow the room to transition from functional to relaxing.
Vanity lighting deserves particular attention. Light coming only from directly overhead can create shadows across the face. Positioning light around the mirror can provide more even illumination for grooming.
Natural light can also transform a bathroom, but privacy has to be considered carefully in neighborhoods with tighter lots. Higher windows, carefully positioned glazing, obscured glass, and window treatments can introduce daylight while maintaining privacy.
Lighting controls should be planned alongside the electrical layout as well. Heated floors, illuminated mirrors, ventilation, towel warmers, outlets, and additional bathroom technology all create electrical requirements that should be coordinated before walls are closed.
Manta’s bathroom remodeling specialties include layered lighting, smart controls, illuminated mirrors, heated floors, and other features that can be coordinated during design rather than added piecemeal during construction.
Decide How the Bathroom and Closet Should Connect
The Morning Routine Should Influence the Floor Plan
There is no universal answer to whether the closet should open from the bedroom or through the bathroom.
Both arrangements can work well.
A bathroom-to-closet sequence can create a convenient dressing routine. Someone can shower, get ready, and dress without repeatedly moving through the bedroom.
On the other hand, homeowners may prefer keeping clothing storage separate from the bathroom environment, particularly when humidity is a concern or two people operate on very different schedules.
A third option is giving the closet independent access while allowing both areas to connect naturally through a short hall or dressing zone.
Rather than selecting the arrangement because it looks appealing on another home’s floor plan, imagine the actual routine.
What happens when one person is showering and the other needs the closet? Will bathroom light or noise disturb someone sleeping? Does the toilet need greater separation? Where does laundry go? Which path will you take every morning?
Those answers usually reveal which configuration makes the most sense.
This is also where looking beyond the bathroom itself becomes valuable. Manta’s whole-home project gallery shows how room relationships and circulation can be addressed as part of a larger design rather than one room at a time.
Why Design-Build Matters When Adding a Primary Bathroom
Coordinating Layout, Plumbing, and Construction From the Start
Adding a bathroom to an existing primary bedroom affects far more than the room itself. Plumbing, electrical work, ventilation, storage, structural conditions, and the surrounding bedroom layout all need to work together for the finished space to feel natural.
With Manta Design-Build, those decisions are coordinated from the beginning. Keeping design and construction under one roof allows potential conflicts to be identified earlier, helping homeowners create a bathroom that fits the existing home while supporting the way they actually use the space every day.
A More Comfortable Primary Suite Starts With Thoughtful Planning
A well-planned primary bathroom can change the entire experience of your bedroom suite. Better privacy, more useful storage, comfortable circulation, and a bathroom designed around your routine can make mornings easier and evenings more relaxing.
For homeowners throughout Chatham, Summit, Madison, Short Hills, Mendham, Morris Plains, New Providence, and surrounding Northern New Jersey communities, Manta Design-Build creates bathroom renovations that balance comfort, function, and refined design.

When our kitchen ceiling had water pouring out of it (!) we called Ian for help. It was after normal working hours and he came over straight away to assess the situation. The rest of his team showed up shortly thereafter and immediately remediated and cleaned for us...and then restored the following week. Ian even helped correspond with our insurance company! I'm not impressed by most people - but Ian and team wholeheartedly rock.Posted on Google![]()
